This is a service that we specialize in. After everything movable is removed from the area, we lay it out with a stripping solution. After letting the solution work the old finish for approximately 15 minutes, we start removing the old finish.
We first go around the edges with scrapers and an abrasive pad focusing on corners where a lot of dirt can build up. We then take a scrubbing machine and the same type of abrasive pad and proceed to scrub the rest of the floor.
After the old finish has been scrubbed with the abrasive pad, we vacuum it up and throughly rinse the floor with a neutral floor soap. During the rinsing period, we make sure to wipe of any sprays that might have made it onto walls, cabinets, doors, etc.
After allowing the floor to dry from rinsing, we start to apply the new finish. Our standard application is typically 5 coats total. Sometimes we will use a sealer if necessary and apply two coats. Then three coats of wax.
We've found that this leaves the floor with adequate protection from regular wear and tear and provides adequate film build for burnishing purposes.
